This year, virtual tours have come a long way and are now a successful way to buy a home. If you can’t see a property in person, why not embrace the latest technology for a walkthrough?
Whilst Leggett has long offered 360-degree tours on many of the properties listed on our website – and also drone footage in some cases – the next step is the local agent using Skype, FaceTime or Whatsapp to walk around the property whilst talking to the buyer. This has worked especially well with buyers not able to travel this year due to Covid restrictions, and has been taken up by a number of different nationalities. “I have sold four properties since March – from a little village house to a 270 sq m penthouse – through virtual viewings,” says Lucilia Desjeunes in the Alps. She thinks that trust is a key element of her success. “I’ve always show clients the good as well as the less good aspects of each property – I don’t want them having any nasty surprises when they come to the property they bought for the first time.” Showing the buyer the outside, the views from all sides, is obviously key – along with the ‘flow’ of the property internally. Angela Martyn, one of our agents in the Dordogne, even sold a chateau to an American buyer this way, and he was delighted after finally seeing the ‘real thing’ . “A good virtual tour takes longer than a physical tour. The buyer needs our eyes to direct them to important issues, often looking at things two or three times to be sure they have understood,” she advises. “No stone must be left unturned – I also use Googlemaps links, cadastral plans and as many photos as possible.”
